Gray’s Inn Estates work
with both large and small housebuilders all
over the UK. We provide the highest level of
service helping housebuilders to dispose of
their ground rents quickly and efficiently.
As PPG3 is focusing builders
on costly land regeneration projects more and
more modern developments are featuring apartment
schemes. This inevitably requires some complex
investigation into service charges and lease
formats. Gray’s Inn provides builders
with free management advice and written proposals
for setting up such schemes.
We do not undertake full property
management, leaving this to customer-focused
independent property managers. This separates
the investment of the ground rent from the
management and reduces many of the associated
conflicts of interests when the freeholder
is actually involved in the management of residential
property. It also enables the developer to
create lasting beneficial managing arrangements
for their customers that require their property
to be managed, and these arrangements generally
are kept in place by the new freeholder.
Suitability is assessed by examining
individual features of the house builders scheme.
This includes the type of development, the
developers target market purchasers, the location,
the type of various building services etc.
An additional benefit that developers have
in using local agents is that they are often
able to offer land and development opportunities,
which national agents, who are generally investment
companies themselves, do not.
